Thinking of buying a plot from Gilbert Estates? Consider the following very carefully.
  • THIS IS AGRICULTURAL LAND SITUATED IN AN AREA OF OUTSTANDING NATURAL BEAUTY. That means it is subject to very strict planning regulations and restrictions.
  • There is an `Article 4' placed on the land by Wealden District Council. This reserves all permitted development rights that would normally be on the land. ANY work on the land, fencing, piping, hard surfacing requires permission from Wealden District Council. The Article 4 Notice has been confirmed by the Office of the Deputy Prime Minister and is therefore permanent. Failure to obtain permission will result in expensive legal action.
  • The plots you are looking at have no chance whatsover of being used for any domestic or residential housing, temporary or permanent or anything other than agriculture.
We suggest you consult Wealden District Council Planning Dept. for further information. Their telephone number is 01892 653311. The plots that Gilbert Estates and other similar companies are selling although not illegal (at present) are causing great concern locally and at government level.

Our local MP, Charles Hendry, is " .... working with his fellow Members of Parliament to put pressure on the Deputy Prime Minister to prevent such developments (sic) and giving support to Local Authorities to strengthen their powers."

The Guardian Newspaper, Friday 24th January 2003 published an article titled Developers make millions out of staking out the greenbelt.
Mr Deschauer is specifically mentioned in the article.

If you are still thinking of purchasing a plot we recommend you do not pay any money until you:
  1. Have consulted an independent solicitor.
  2. Have checked with the Land Registry.
  3. Do a local search with Wealden District Council and speak to their planning department.
Other facts you might like to know:
  1. There is no mains drainage in any of the surrounding roads.
  2. There is no gas supply in Station Road.
  3. The area is outside the designated development boundary of Groombridge Village.
  4. The house that you may have been told is `on site' is nothing to do with the plots for sale and was built by the Abergavenny Estate approximately 150 years ago as a workers cottage when the Estate owned all this land.
